The Maxwell represents the first phase of a multi-phased development across a 254-acre site. The site is located directly across from the Gaylord Palms Resort & Convention Center.

The location of The Maxwell is attractive given its close proximity to Disney World and Celebration, a community-oriented mixed-use development with retail, restaurants, offices, and a hospital. It is also located immediately south of US 192, and the Disney World theme parks are west and northwest of the site.

The project contains five garden-style buildings with the leasing center/clubhouse amenities integrated within the first building.
