Demolition in process at future site of US$67 million, mixed-use development; development already has commitments from retailers such as Starbucks, Subway and Jeremiah’s Italian Ice
The development team of The Allen Morris Company, Lamm & Company Partners and Millenia Partners announced today that they are in the demolition process at the 3.2-acre parcel where they will build Maitland City Centre, a US$67 million, mixed-use development poised to be the first true urban, live/work community, within Orange County.
When complete, Maitland City Centre will serve as a premier metropolitan oasis with bustling sidewalks, trendy dining venues, upscale retail establishments, art and design galleries, beautiful residences and everyday conveniences. “Demolition is a visually satisfying milestone of the significant progress we have made in bringing our plans for a thriving, vibrant community to fruition,” said W. Allen Morris, Chairman and CEO of The Allen Morris Company. “With demolition comes a blank canvas, allowing people to join our development team in envisioning the immense promise of this land, which will soon be invigorated as the new center of town for Maitland.”
The existing structures included spaces formerly occupied by Winn-Dixie, Jeremiah’s Italian Ice, and New Traditions Bank Plaza. Central Environmental Services Inc. is the demolition contractor.
The six-story development designed by ACi of Winter Park features 220 one- and two-bedroom rental apartments and 24 live/work units that combine a one bedroom apartment with office space, along with 32,500 square feet of extremely desirable commercial space.
“We have already received commitments from Starbucks, Subway and the revered Jeremiah’s Italian Ice to open within the development once completed,” added Brian Grandstaff, Principal of Millenia Partners and the retail brokerage firm for the Centre. “It is the type of response we would expect for a project with such an idyllic location.”
As to the beautifully appointed rental apartment homes, they will incorporate a fusion of contemporary design and refined elegance with gourmet kitchens, granite countertops, stainless steel appliances and landscaped terraces. Residences range from 700 to 1,300 square feet and are priced from $1,300 to $2,400 per month.
Complementing the project’s luxury residences, Maitland City Centre will be rich with amenities. For those seeking a resort-like retreat, a rooftop pool will feature a palm-lined sundeck with cabanas, barbecue pits and party areas overlooking Festival Street and the city’s central green space. An expansive state-of-the-art fitness facility will offer the latest exercise equipment, and specialized areas for yoga, Pilates and spinning. Residents will also have access to a 24-hour business center, high speed public Wi-Fi and multiple conference rooms.
Maitland City Centre is scheduled to break ground in spring 2016 and is slated for occupancy in 2017. The general contractor for the development is Walker Lamm Joint Venture, LLC, a partnership between Lamm & Company Partners and Walker & Company, Inc.
