How to Survive & Thrive in Apartment Living During a Pandemic
Apartment living has become tiresome for many during the pandemic, which has dramatically increased single-family home prices as many have fled to the suburbs. How can you stay cooped up in an apartment and not lose your mind? What can make apartment living a happy alternative, even during the pandemic?
Some of the innovative features we designed into our Maitland City Centre mixed-use development in Orlando (pre-covid) have offered residents a superior quality of life. The result has been a high occupancy of 94% and strong renewals during the pandemic. We believe that people value quality amenities, a variety of experiences and options, lots of fresh air and light, but equally value a sense of community and connection with others – especially during COVID!

In my recent conversation with City of Orlando Mayor Buddy Dyer at the ribbon cutting ceremony for our newly opened The Julian Apartments at Creative Village, I shared with him that our design is really all about empathy. We must empathize with the needs and concerns of our residents, in order to design buildings in which we ourselves would truly love to live. For example, during the pandemic, we all want to be connected to one another in our community. How do we do that with social distancing? We like to design a variety of both private and communal social spaces that can “expand” indoor living spaces into great outdoor experiences.

Oversized Balconies: In many cases, they provide room for furniture arrangements and indoor-outdoor daily life.
Oversized Windows: Our floor-to-ceiling glass lets in a flood of “happy” natural light. No small windows and no dark rooms.
Pet Friendly: Our rooftop dog park & pet spa offer residents and their pets a place to play, exercise, and socialize with others in the community.
Rooftop Sun Deck: A swimming pool with lounge chairs and private cabanas gathers together friends
Covered & Secure Parking: You can park securely out of the rain and know that your car is safe after hours.
Bike Friendly: Our bike storage & care spaces make use of the bike trail, which runs adjacent to the property and meanders through the parks of Maitland.

City Park: We developed Maitland City Centre as a public-private partnership (PPP) with the City of Maitland, in collaboration with their plans to create Independence Lane as a community festival venue and the new city park across the street, which is available to all of our residents and the public.
At our new and recently opened The Julian Apartments at Creative Village in Downtown Orlando, we incorporated many of these same popular design features! Located near the Downtown Campus of the University of Central Florida (UCF) and Valencia College, it offers unique collaboration and community spaces on each floor of the building overlooking the Central Park. We’re also constructing our new restaurant, The Monroe, which will host four different, inviting indoor and outdoor dining spaces. The Julian Apartments is part of the greater Creative Village masterplan, a public-private partnership with the City of Orlando and our partners at Ustler Development.
